Two free development plots on Thiam Siew Avenue in District 15 were auctioned in a public tender for a total price of S$815 million. The offer remained open until 18 November 2021. After a competitive bidding process that was supervised by Savills Singapore as the sole marketing agent for these properties, a joint venture involving Hoi Hup Realty Private Limited and Sunway Developments Pte. Ltd. obtained the land plots for the development of private residences.
The deal included 22 plots of freehold residential construction sites that are located at Thiam Siew Avenue, with the total land area spanning about 263,794 square feet. According to the 2019 URA Master Plan, the plot ratio for these properties is 2.8, making them suitable for residential development.
This condo project is well situated to take advantage of its location as it is near to Paya Lebar Central precinct, which is URA’s first Business Improvement District (BID) trial programme outside the CBD. This District 15 neighbourhood is also home to a number of prestigious schools, including Kong Hwa, Haig Girls’, and Tanjong Katong Primary Schools within a one to two kilometres radius. Public transportation wise, there are two MRT stations nearby, namely EW8/CC9 Paya Lebar Interchange MRT Station and CC8 Dakota MRT Station, both of which are accessible by foot from the sites.
The land price is equivalent to approximately S$1,488 per plot ratio based on the selling price of S$815 million and an additional expected development fee of S$284 million. Additionally, the land price totals up to around S$1,440 per square metre after accounting for the 7% bonus balcony (development fee anticipated at S$39.3 million).
